Using the Development Exit Property Finance website, or sending us an enquiry, means accepting the terms below. If any of them do not work for you, the remedy is simple: do not use the site or the service.

What we are

We broker commercial property finance. Our work is introducing borrowers to lenders and funding partners and helping structure and negotiate what they offer. The credit decision, the money and the loan contract always belong to the lender, never to us, and nothing we say constitutes financial, legal, tax or investment advice.

Figures on this site

Every rate, leverage band, worked example and calculator output published here is a model, not a quote. Real terms depend on the lender, the scheme, the borrower and the day. Nothing on this website is an offer of finance or a commitment that finance will be available.

Regulatory position

The lending we broker is business lending to developers, investors and experienced commercial borrowers, which the Financial Conduct Authority does not regulate and which sits outside the regulated mortgage regime. A case that turns out to need an FCA-authorised firm gets referred to one.

Development Exit Property Finance is a trading name of Lenzie Consulting Ltd (company number 08174104, registered in England and Wales; registered office: Lynch Farm, Kensworth, Dunstable, LU6 3QZ). The funding described on this site is commercial lending to developers, investors and experienced business borrowers. It is not regulated by the Financial Conduct Authority and does not fall within the FCA's regulated mortgage regime. We act solely as a broker and introducer: we are not a lender, and nothing here is financial, legal or tax advice. Rates, leverage bands and terms quoted anywhere on this site are illustrative, move with the market, differ by lender, scheme and borrower, and never amount to an offer of finance. Should a case need an FCA-authorised firm, we pass it to one.

Calculators and content

The calculators run entirely in your browser on the numbers you type in. Their output is arithmetic on your assumptions, and neither the output nor any guide on this site should be the sole basis for a commercial decision.

Liability

So far as the law allows, we accept no liability for loss caused by reliance on this website or on finance arranged through us. Nothing in these terms removes liability that cannot legally be excluded.

Law and jurisdiction

English and Welsh law governs these terms, and disputes belong exclusively to the courts of England and Wales.
