What we do
Our work is placing the loan that takes over from a development lender once a scheme is built, and carrying it through to sold or refinanced. That covers exit bridging, sales period funding, finish-and-exit cases where a scheme is close but not complete, facilities secured on unsold new-build stock, equity release from completed units and the refinance of a maturing development loan.
We act as an arranger and introducer, not a lender. Our job is to read the case the way a credit committee will before it ever reaches one: the finished value against the outstanding debt, the evidence behind the sales assumptions, the state of completion certificates and warranties, and the realistic route to redemption. Then we place it with the desk most likely to fund it on terms that protect the developer's margin.
Why the exit is its own discipline
Development lenders underwrite a build. Exit lenders underwrite a finished asset with a story attached: how many units are reserved, what the comparables say, whether practical completion is certified or merely close, and how long the stock will genuinely take to clear. Each scheme type behaves differently at this point. Houses sell in phases, apartment blocks depend on lender exposure caps within a single building, and rental products such as build-to-rent or student accommodation exit through lease-up and an investment refinance rather than sales. Matching that behaviour to the right lender is where a specialist desk earns its fee.
